Terms and Conditions of Use of the Website

Welcome to our website. If you continue to browse and use this website you are agreeing to comply with and be bound by the following terms and conditions of use, which together with our privacy policy govern Rossmoor Cottages' relationship with you in relation to this website. The term Rossmoor Cottage or "us" or "we" refers to the owner of the website whose address is Bogridge Farm, Gravelly Hill Lane, Huby, Leeds, North Yorkshire, LS17 0EU. The term "you" refers to the user or viewer of our website.

Terms and Conditions for booking with us

Pricing

The price of accommodation includes Electricity, Central Heating, Hot Water, Linen and Towels. The following are extra:

Z Bed with linen and towels £30.00 weekly (minimum charge £30.00)
BBQ £15.00
Travel cot ( no bedding ) included on request
High Chair included on request
Midweek change of towels £5.00/person

Pets

Up to 4 dogs are welcome by prior arrangement, however they are not allowed in Bramble Cottage and 1 well behaved dog is allowed to stay in Rossmoor Cottage. We have 2 large purpose built dog kennels with a run provided for guests to use. Dogs are charged at £25.00/dog/ week (minimum charge £25.00). Dogs staying at Rossmoor cottage are not to be left at home alone and are not allowed upstairs or on the furniture.  A Cat is welcome in Rossmoor Cottage by prior arrangement and incurs a charge of £10.00 per week. 

Smoking

Smoking is not permitted.

Fires

Strictly no fires allowed. Fires on the premises, in the garden or on any of the land and woodland at Bogridge Farm are prohibited.

Cancellation & Insurance

Once you have booked your holiday our agreement is a legal contract and your deposit is non refundable. If you cancel your holiday prior to 8 weeks before the arrival date ( where there has only been a deposit paid) you will lose the deposit only. If you have chosen to pay in full prior to 8 weeks before arrival, this is entirely at your own risk and you will lose the entire amount if you have to cancel. If you cancel within 8 weeks of arrival you will be liable to pay the full balance and to lose all monies paid. For this reason we strongly recommend that you take out holiday cancellation insurance, which is inexpensive and can be obtained from any good broker.

If you have to cancel your holiday more than 8 weeks prior to arrival we may be able to -

1. Change the dates to a different time subject to availability. The new dates must be within 3 months of the original dates booked. A change of dates will incurr a handling charge of £25.00. or

2. We can try to let your booking to another customer. If we are successful we will refund any payment made by you up to the amount recieved for the new booking less an administration fee of £50.00 per week.

Non-availability of Accommodation

We would only cancel your holiday if your accommodation was unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid by you for the holiday. Our liability would not extend beyond this refund.

Number of persons using Rossmoor Cottage

The number of persons using Bramble Cottage  or Rossmoor Cottage shall not exceed 4 ( except for babies in cots ), or 5 when the Z bed has been arranged. The Z bed is only available at the time of booking. Cots shall be deemed suitable only for children of 2 years and under. Cots are only available at the time of booking. We are entitled to refuse admission to any person who is not declared on the booking form.

Arrival

Your accommodation will be ready from 3.30pm onwards on the day of arrival, unless otherwise arranged. Please try not to arrive earlier, we shall still be preparing your accommodation and won't be able to welcome you.

Departure

Please be ready to leave the accommodation by 10.00am on the day of departure, unless otherwise arranged. Please try to leave the accommodation as clean as possible. If you have made use of any further service for which payment has not been made during your holiday, we will provide you with an invoice which is payable on departure.

Damage & Breakages

Please take care with our property. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur. We do not normally charge for minor breakages, but we may send you an invoice for repair if the damage or breakage is significant and we may make an additional charge of £25.00 if you did not report this.

Liability

We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves, our employees or contractors whilst acting in the course of employment.

Short Breaks

Short breaks can be 2, 3, 4 or 5 nights duration, and this is calculated at 60% of the weekly rate for 2 nights with an additional 10% per night up to 5 nights which is charged at 90% of the weekly rate. The weekly price applies for 6 and 7 night stays. A short breaks are welcome however they are only available 2 weeks prior to booking in our high summer season.

Payment

For all bookings we require a deposit of £100.00 to confirm the booking. Payment can be made by cheque, bank transfer or credit / debit card. You must make sure this reaches us within 7 days of making the booking. We will send you an email or letter confirming the booking and letting you know what the outstanding balance is. The balance must then be paid at least 8 weeks before the start of your holiday. For holidays which are to take place within 8 weeks of making the booking, the full balance is due on booking.

Refund policy

Refund of deposits taken on bookings prior to 9 weeks of arrival and within 7 days of making the booking will only be given at the managements discretion. For bookings made within 8 weeks of arrival, no refund will be given, however we will endeavour to offer you alternative dates subject to availability. Please see cancellation policy.
